1. Preamble

These General Conditions of Sale (CGV) apply to all transactions carried out through the website of MHT REAL ESTATE, whose head office is located at

They define the rights and obligations of the parties in the context of the sale of real estate offered on the site

2. Definitions

Buyer: Any natural or legal person who purchases real estate offered by MHT REAL ESTATE.
Site: The website [Name of the site] operated by MHT REAL ESTATE. Real estate: All real estate offered for sale by MHT REAL ESTATE on the site.

3. Acceptance of the Terms of Sale

Any order placed on the site implies unreserved acceptance of these Terms of Sale by the Buyer.
The Buyer acknowledges having read and accepted these Terms of Sale before placing an order.

4. Products and services

MHT REAL ESTATE offers real estate for sale.
The descriptions of the real estate available on the site are provided with the greatest care.
However, errors or omissions may occur.
MHT REAL ESTATE cannot be held responsible for any inaccuracies or typographical errors in descriptions.

5. Price

The prices of real estate are indicated in AED excluding taxes and fees.
Additional costs, such as notary fees, local taxes, and international transaction fees, are the responsibility of the Buyer.
MHT REAL ESTATE reserves the right to modify its prices at any time, but the goods will be invoiced on the basis of the prices in force at the time of validation of the order.

6. Order

To place an order, the Buyer must follow the online ordering process and provide all information necessary for the transaction.
MHT REAL ESTATE reserves the right to refuse any order for legitimate reasons, in particular in the event of a payment problem, a previous dispute with the Buyer, or incorrect information provided by the Buyer.

7. Payment

Payment is made by bank transfer to the MHT REAL ESTATE account.
Payment terms (account number, deadlines, etc.) will be communicated to the Buyer upon validation of the order.
The Buyer is responsible for all bank charges associated with the transfer.
The order will only be considered confirmed after receipt of full payment or the deposit provided for deferred payment.

8. Delivery and transfer of ownership

Delivery of real estate takes place after signing the deed of sale before a notary and full payment of the purchase price.
The transfer of ownership takes place on the date of signing the deed of sale.
 The risks associated with the property are transferred to the Buyer from this date.

9. Right of withdrawal

In accordance with current legislation, the Buyer does not benefit from a right of withdrawal for transactions involving real estate.

10. Warranty and liability

MHT REAL ESTATE undertakes to provide real estate that conforms to the descriptions on the site.
However, MHT REAL ESTATE cannot be held responsible for hidden defects or lack of conformity not detectable during the visit prior to purchase.
The Buyer is invited to check the conformity of the goods before finalizing the purchase.

11. International sales

MHT REAL ESTATE offers its real estate for sale worldwide. International Buyers should ensure that the purchase of real estate abroad complies with the laws of their country of residence.
MHT REAL ESTATE cannot be held responsible for any difficulties or impossibilities in finalizing a purchase due to legal or regulatory restrictions.

12. Force majeure

MHT REAL ESTATE cannot be held responsible for the non-performance of any of its obligations in the event of force majeure as defined by current legislation.
Force majeure events include, but are not limited to, natural disasters, riots, wars, strikes, interruptions of transportation or communications services, acts of government or other circumstances beyond its control.

13. Protection of personal data

MHT REAL ESTATE is committed to protecting the personal data of its clients in accordance with current legislation.
The data collected is necessary for order management and commercial relations.
The Buyer has a right of access, rectification, deletion and portability of his personal data, which he can exercise by contacting

14. Applicable law and jurisdiction

These Terms of Sale are governed by the law of the United Arab Emirates.
In the event of a dispute, and after the failure of any attempt to find an amicable solution, the courts of Dubai will be solely responsible for the dispute.
